What is Mold Assessment?
Mold assessment is defined as an inspection or evaluation of a property to identify mold, conditions that encourage mold growth, or factors that could potentially lead to mold development.
Responsibilities of a Licensed Mold Assessor:
- Prepare a Mold Remediation Plan specific to each project.
- Outline project details, including:
- Rooms/areas to be remediated
- Materials and quantities for cleaning/removal
- Specific remediation methods
- Required personal protective equipment (PPE)
- Clearance procedures and criteria
- Estimated cost and timeframe
- Moisture source identification and recommendations
- Health and safety information for occupants
Post-Remediation Duties:
After remediation, the assessor must verify that:
- All visible mold has been removed.
- Work meets the remediation plan’s clearance criteria.
- Moisture sources have been addressed to prevent recurrence.
A clearance report is then issued to the client.

What is Mold Remediation?
Mold remediation refers to the removal, cleaning, sanitizing, or disinfecting of mold, including proper containment and safe handling of waste materials. It does not usually include fixing the moisture source unless specified.
Responsibilities of a Licensed Mold Remediator:
- Prepare a Work Plan for each project (must follow the assessor’s remediation plan).
- Ensure the plan is provided to the client before work begins and kept on-site.
Key Work Standards:
- Provide required PPE for employees as specified in the plan.
- Build containment structures to prevent mold spread.
- Post visible warning signage at all work area entrances.
- Maintain containment until the assessor provides clearance approval.
- Use only EPA-registered disinfectants/biocides according to label instructions.
